Position Summary

 

The Marketing Director is responsible for shaping the company’s marketing vision and ensuring the

effective implementation of that vision across all regions. This role focuses on high-level strategy, brand

alignment, and performance oversight—ensuring regional Performance marketing managers and media

buyers drive successful, ROI-focused campaigns. While day-to-day campaign execution and reporting are

managed by middle-level marketing staff, the director provides strategic leadership, performance

guidance, and decision-making based on consolidated analytics and business priorities.

 

Key Responsibilities

 

Strategic Planning & Market Insight

∙Develop and implement comprehensive marketing strategies aligned with sales and commercial

objectives

∙Set and oversee measurable KPIs tied to lead generation, conversion, brand engagement, and

ROI

∙Analyze market trends, customer behavior, and competitor activity to guide marketing direction

∙Adjust strategic direction based on performance data and business priorities

 

Campaign Oversight & Performance Monitoring

∙Supervise the execution of 360° marketing campaigns handled by Performance marketing

managers/media buyers

∙Ensure alignment between regional campaign goals and overall company marketing strategy

∙Monitor lead generation effectiveness through reports provided by subordinate managers

∙Review campaign performance metrics to ensure consistency in quality, volume, and ROI targets

 

Brand & Reputation Management

∙Ensure consistent brand messaging across all digital and offline channels

∙Enforce brand guidelines and ensure adherence by all departments and external partners

∙Oversee brand positioning, public sentiment, and manage crisis communication strategies

∙Supervise PR initiatives, influencer partnerships, and brand ambassador activities

 

Digital & Offline Marketing Strategy

∙Provide strategic direction on digital marketing channels including SEO, SEM, paid media, social,

and email

∙Oversee website structure, landing pages, and conversion funnel strategies in coordination with

team leads

∙Guide offline marketing efforts, including real estate exhibitions, events, signage, and

sponsorships

∙Encourage the adoption of new tools and technologies (e.g. AI, automation) to improve

efficiency

 

Team Leadership & Development

∙Lead, mentor, and grow a multidisciplinary marketing team across regions

∙Set clear objectives and performance indicators for team members

∙Conduct quarterly performance reviews and implement training and succession planning

∙Coordinate with marketing managers/ social buyers in each branch to ensure execution of

centralized strategy

 

Budgeting & Resource Allocation

∙Manage the marketing department’s overall budget and optimize resource distribution

∙Review and analyze campaign spend, cost-per-lead (CPL), and ROI through reports from team

leads

∙Identify opportunities to improve cost-efficiency and maximize marketing impact

 

Vendor & Agency Oversight

∙Select and manage relationships with marketing agencies, influencers, and third-party service

providers

∙Negotiate contracts and ensure deliverables align with expected results and standards

 

Analytics, CRM & Reporting

∙Consolidate and review marketing performance reports submitted by subordinate managers

∙Analyze overall marketing performance to guide budget planning and strategy adjustments

∙Use insights to evaluate regional effectiveness and shape high-level marketing roadmaps

 

Compliance & Regional Adaptation

∙Ensure all marketing activities comply with applicable regulations and brand standards

∙Oversee market research and adaptation strategies for target regions, including the Gulf and CIS

countries

 

Qualifications & Requirements

 

Education:

∙Bachelor’s degree in Marketing, Business, or a related field (Master’s degree preferred)

 

Experience:

∙6+ years in marketing role, including 3+ years in a senior leadership position, preferably in real

estate, investments, or B2C sectors

∙Proven track record of managing international teams and campaigns

∙Deep understanding of digital marketing tools, analytics, and brand development

 

Skills:

∙Strong strategic thinking and leadership skills

∙Excellent communication, team-building, and decision-making abilities

∙Proficiency in marketing technology, data analysis

∙Fluent in English and Arabic.
